@Skyler Chaney,  Hello Skyler, I've been looking at plans for an unbuilt tri-plex which when completed is expected to offer cash flow of several thousand per month, instant equity of near 20%, and a Cash on Cash Return on investment of over 50% the first year.

Late fee is 10$ per day after the 5th....so she is up to 100$ as of today....she says she's bringing me the other 300$ that she owes on rent on thursday...but she can't pay the late fee...so my question is does the late fee continue to accrue until she's paid the total WITH the late fee or do I have to stop it accruing as of wednesday if she pays thursday?

My wife recently purchased an 8000 watt electrical ceramic kiln, 240V 1 phase power, 33.6 amps.I am installing in the basement of my home (owner occupant, not in a municipality that requires an electrician's license):1. 50 amp dedicated breaker in the panel, per kiln manufacturer's recommendation.

I understand that there is typically a max number of mortgages/loans that any given person can have (around 10 per person), so would it be best to have the loan in one persons name and on the next purchase it goes in the other persons name (if so are both parties on the deed)?
