I know we can have a lawyer draft up a quit claim deed to get her sister off of the deed, but I have head this is similar to when people transfer ownership to LLC and could pull up the due on sale clause?

I do have a local group and have spoken at length with a number of people more experienced than me.

Curious on peoples thoughts if I over stretched or if this is a “good enough” deal to get my first house hack in this market.

The data help with the science part, but the art comes from your design vision and connections with people in market who can give you information about the areas where you are interested in investing.I have used a lot of tools, and right now I am using AirDNA and BNBCalc to get different data driven views on properties.  

Bigger Pockets is the best place for advice (imo) but a lot of people get stuck when taking the plunge.

We are doing OK but hope to get a lot more bookings the rest of the year for people coming to Pigeon Forge.

And before people start labeling me as a  "housing crasher"-- I am not.

There are too many varieties to be relaying on advice from people who haven't seen it and it's not their area of expertise.

That being said I have a few questions that I hope some people can answer for us.

I will say, when looking, use as much useful data as you can, but more importantly, work with people who know how to interpret the data.
