I recall seeing a recent post from someone else in a situation like this, he even paid the collection but score is still too low to apply for a mortgage.Certainly speak to an attorney to double check your options.

You will very likely have a lower rate on the 22 acres and a higher rate on the 70 acres.If you want any portion of this property to be free and clear, the lender will have to release that bit of land from the mortgage that currently encumbers it. 

If the property is gifted to you, your basis will be what their basis is.Their basis is likely their purchase price + improvements - depreciation taken.Best of luck.

When it comes to funding Ground Up Construction, what would your ideal financing solution look like?

If they filed a lis penden then the most likely also have an attorney.

We will likely sell the house when the current tenant moves out so leaving the holes (even filled) is not an option. 

If I could get 5% to 10% COC at high LTV with my underwriting in a market I considered likely to have strong appreciation, I would consider acquisition if it was rent ready.  

In short, if it is unrealistic they would ever accept $1150, I would like to know beforehand, as I don’t want to be shooting my sled in the foot. 

Sounds like the PM isn't doing their full job.
