Second loan is with the SBA: 25 yrs, I think their final rate was 2% (I haven't seen the paperwork on the Sept SBA closing yet).

Banks have a lot of processes and need lot of paperwork, it takes a while. 

All you have to do is market your property as such and accept the paperwork.

Consult with a lawyer and once the paperwork is all set up then you can operate your business with less worry moving forward.

I know I have an awesome set of skills to bring to the REI table (people-driven, experience with government/lengthy paperwork, budgeting responsibilities, managerial, a love of the deal hunt, etc) yet the moment I start to talk to my future plans with my friends/family, I feel like a deflating balloon.

The best way to get your permits in the most expedient and efficient manner is to be very organized have all of your paperwork together complete plans and specifications and everything they need so they do not have to request more information or do rounds of revisions
