I am not sure what rate I would get on a mortgage, but I should be able to afford the monthly payment without tenants, and have positive cash flow (barring needing repairs) with tenants, which is what I am after.

Real Estate is a team sport, and you need to build a network of professionals that you want to work with, and also that will help you figure out how to navigate the real estate arena in your local area. 

In our experiences bar a couple bad guests (we have had around 180-200 at this point), the wear and tear on the house is far less then if you were to have a long term renter.

Specifically to Memphis though, the crime can be a simple workaround so long as you have some trusted boots on the ground to help navigate the areas.

College is simply not the correct financial decision for more and more people based on the cost.I think focusing on larger colleges and A+ locations close to "fun" (i.e. bars and football stadiums) will mitigate a lot of that vacancy risk.
