I am not sure what rate I would get on a mortgage, but I should be able to afford the monthly payment without tenants, and have positive cash flow (barring needing repairs) with tenants, which is what I am after.

College is simply not the correct financial decision for more and more people based on the cost.I think focusing on larger colleges and A+ locations close to "fun" (i.e. bars and football stadiums) will mitigate a lot of that vacancy risk.
