I live in upstate New York far northeast in Clinton County, if anyone knows where that is bonus points, but I was born and raised in Brooklyn, NY (It's a far cry from home).

Cost seg in a bonus depreciation setting appears to be a no-brainer, but when bonus depreciation is not possible the advantages seem more murky.

So I always hear people talk about cost segs and bonus but no one mentions the ordinary recapture component.The IRS doesn't like people taking ordinary deductions one year, then selling an item, and getting all capital gain later.So they created recapture, to match up amounts.

Looking for someone that has STR rental experience in the area, especially if they own their own STR's would be a huge bonus.

I've also toyed w/ the idea of bonusing based on 5 star reviews for all metrics tied to their duties.  

Vacancy can also be a variable, but is best calculated as a constant, with a worse-case scenario as a calculation, and anything better than that as bonus.
