I realize for some on here that is child's play, but for all us other mere mortals, it's a reminder that you gotta start somewhere. 

Still, if it is to bolster the offering you could play on the immediate impact it can have on tenants (ie. they can feel good about renting a place with solar panels; less of an echo-footprint?).

If she wants to stay, she plays by your rules.In my experience more adults create much more wear on a property.

This is more of a mutual fund power play than a strategy for an individual investor.

The type of property you get, the neighborhood will  play a part of an appraisal know matter what kind of product you provide. 

We started out playing Robert Kiyosaki's Cash Flow game with a group of like-minded wannabe investors.  

Doorknocking, mass mail, mls, cold calling, social media, etc?

He's literally playing games, watching movies, and complaining about boredom.

There are usually a number of factors that can play into when you should list your property; ie. location matters, as some states or cities have in recent years put in place laws which dictate that you must accept the first qualified tenant that you find, whereas in other states/cities you might have more flexibility.
