To me it is the basic economics of supply and demand will continue to push values north for the forseeable future.I won't pretend that I know much outside of Dane County, but I know enough about Dane County that I am focusing all my energies to try and find new development deals and projects here and in bedroom communities rather than elsewhere.

Also, Title 24 is either HUD related, including Section 8, or an energy related business in California, so you need to determine what the source of income will actually be for the second year. 600K savings with a fresh BK does not add up, but, that is why you don't make decisions on partial info, and certainly do not discuss with the prospect.
