If you put a lump sum only in year one, you either loose many of the tax advantages of the life insurance, or your money will be "parked" in a temporary account to be transferred into the life insurance over a period of five to seven years, or the death benefit payed for will be way to high and your cash value will be extremely reduced.

Fully constructed they are fine, but once holes are cut into them for doors, windows, etc... they loose most of the structural integrity.

We sign a contract that states if I don't pay off this property within say 15 years, the property is his and I loose the money I invested into it, to pay it off.

We have tried it all from the base up and what we like about this level of laminate is that it lays way easier, goes over minor imperfections without coming loose (there is more room on the laminate for it to lock into the other pieces) and does not need a separate layer of padding underneath it.

So, I’d factor that tax savings into your calculations if it is likely that you would be looking to sell the home in 5-10 years (especially if you’re on the lower bound of that range) because after that 5-year mark, you would no longer receive those capital-gains exemptions.
