You need to do quarterly inspections to keep them in line.I would have contractors do all repairs and bill the tenants for the costs.

Plenty of resources from agents, lenders (institutional, private and hard money), contractors, wholesalers, etc.

Insurance companies want you to be proactive to limit the amount of damage that occurs.Have a contractor assess the damage inside and out and provide you an estimate. 

3) I would like to ask $1800/month if 1 year contract or $1700-$1750 for a two year contact.

Not only do I strongly believe in leverage, I also believe strongly in property management, long distance investing, and paying contractors to do work for me.That is not to say that your way is totally wrong, however I believe that there is another way, one where I don’t have to never go on vacation.

Talk to brokers, property managers, contractors, and other service providers.

They will not issue any new licenses and they will not renew any licenses until they have adopted new rules and regulations, and there is not telling what they may be.
