You can buy lots of affordable books online (Short-Term Rental, Long-Term Growth is a good one to start with) and I would also recommend subscribing to podcasts, publications etc.

Also, the pro-BP membership gives you access to state-specific leases that you can edit to fit your terms.

In terms of avoiding stuff... the only thing I really avoid are rural areas where I don't believe they'd have a catalyst for appreciation/growth.

If your exit strategy is Long Term Rentals (LTR) eventually you will have to go to commercial loans to acquire your properties.

I am wondering if i am losing out on money by renting long term?

As my investing career has been advancing I wanted to start a thread for people interested in short term (or long term) rentals in Ocean City, Maryland and the Delaware beaches.I have two STR's in Ocean City that are doing very well.

I've got capital and I'm actively looking for a new property to ultimately hold as a long-term rental.
