It's an exciting but complex decision, and I'm reaching out to this community to gain insights, advice, and maybe learn from personal experiences.Pros and Cons:I've identified several potential pros and cons but would love to hear your perspectives.

LOL.There’s a WORSE WAY and a BEST WAY to try to obtain items 1-4 aboveBEST WAY: College or Professional Association courses in real estate (real estate license course as a base) and work experience for a REIT or other professional real estate organization and capital saved or equity raised from private parties with a MODERATE amount of debt leverage and or utilizing creative financing with low interest rate debt (may be highly leverage)WORSE WAY; Any guru courses or mentorship’s combine with high interest debt. 

This helps them see it’s nothing personal, just math.Keep Learning: Laws about renting to people can change.

It seems legit but I don't want to waste money if it isn't worth the cost.Also, I live in Kentucky, which I learned is a state that requires an attorney to sign off on all sales.

In order to become ready for your first property, keep learning, assemble a group of real estate experts, investigate possible properties in-depth, start small, and exercise patience and discipline.Good luck!
