I would personally not recommend Batch.

Personally, I've been investing more than 50 years and never looked at the demographics for a neighborhood one time because I always felt that you need more personal knowledge about the neighborhood e.g. whether it is blue-collar working people, whether it infested with gangbangers, what the ability to increase rents is, etc. and the only way to get a good feeling and understanding is to personally visit the neighborhoods in the daytime, evenings and on weekends because weekends and nighttime is when the bad people come out like cockroaches.

There are schools all over, including Wilmington for sure. https://dpr.delaware.gov/ has all the details on schools and requirements, typically the schooling can be done online and then the test is done in person at a testing center. 

I know there are tools like PropStream and BatchLeads that offer a lot of features, but they can be a bit pricey, with monthly fees in the range of $100-$150.

I must say that every person I’ve spoken to ( Jonathan, Abe, Tony) at Real Estate Skills team conducts themselves with integrity and provided excellent customer service.

As that will at least help folks that you reach out to know that you are a real person, with a picture and professional bio.

Part of your ability to excute includes your personal financials but I would wait until you are further along to provide that level of detail.

The first way is build a team large enough to do it all in house, now you have a crew lead who can go estimate time and materials to get jobs done. 

One of the things I’m uncertain about is whether or not I should pay off personal debts before making investments.

I am open to BRRRR, flips, STR, and small/large multifamily.
