Would you , as an investor or flip-flopper, buy it for what you can sell it for?

On top of the 'commonly used' investor filters like 2+ years back taxes, recently inherited, etc- I loved some additional possible/ unique filters like number of structures on a parcel, min/max land sq ft, initial purchase price, and ability to narrow down to very specific areas on a map.

I have done small flips and rehabs over the years and mostly a buy n hold type of investor.

One high net worth investor wouldn't give me more than $50k for that deal. 

I'd love to see some other agents/investors weigh in on Rochester, Buffalo, Albany and other cities up here.
