He sounded motivated b/c he said the house is too big for him and his wife and they already have another home.

I am trying to do one with a motivated buyer on a out-of-state property I own which needs quite a bit of work.I have found some online resources however they seem to be better suited for terms of 5, 10 or more years.

Furthermore, I'm eager and motivated to ditch the 9-to-5 along with that rough commute to spend more time with family and to be in direct control of my income. 

A win-win seller financed transaction depends a lot on the seller's motivation and circumstances.  

What kinds of questions and diligence can appropriately be done on the part of the listing agent with the selling agent/ buyers loan officer  during the negotiation stages while the buyer is so motivated to buy a property?
