Also, educating the seller on the benefits of holding paper has helped me in the past as well.I usually offer three options: 1) cash offer with significant discount on purchase price, 2) seller financing with a 10-20% down payment (they will usually counter with a larger downpayment, but then you know where their head is at on the matter), and 3) a creative offer based on what I think their motivation is for the sale.

I want the name to be creative enough to grasp the interest of our future customers, it has to be memorable enough for them to consider is as their first choice when in need of a contracting service the my competitors provide as well.

Personally, they've all washed into the background when I'm driving around but one creative sign did sign out because the presentation and message was simple and more professional than a sharpied sign crudely tacked up on a light pole.Let me know if they've work for you as a cost effective lead generation strategy.

Trying to understand what my options are in order to collect - I know that I can file a complaint with the AG but I’m currently more focused on collecting what is owed to me, as it is to the tune of a few thousand.If it matters (for small claims court, etc) - my property is in Noblesville, Indiana while the PM seems to be incorporated in Indianapolis.Thanks everyone!

In Ohio it is a requirement by law to have a license to sell a property maybe not in other states but u doo in ohio but yes i agree with everythin else u said He might not need a lisence to sell if he can get creative maybe find deals for a whole saler and selling himself as “marketing” for that company is one strategy to think for as well
