If I set up a series LLC with my wife do I have to include the equity partners as part of that LLC or can I just have a joint venture agreement set up for each property.

Just make the terms reasonable, going back to the potential things-going-sour bit, a judge will not side with you if the terms include a 2,000% interest rate :-).On a separate BiggerPockets podcast, I vaguely recall a mortgage officer from Texas saying private investors can run up to 5 mortgages nationally without any license.Hope this helps.

The thing about this neighborhood is it is not a mobile home park, the lots are big, and there are a few lots with very nice brand new brick homes owners have built, and others with older homes as well.
