I have been reading and watching the videos on the website.  

I am in Texas, so my knowledge is based on what I know from the State of Texas and the transactions I deal with.

I am looking for areas that are expected to grow in the mid to long term - ideally have a major employer, have upcoming infrastructure projects (e.g., a new rail line or major park), etc.

My ideal tenant is someone who functions as an adult, who lives alone with no pets, decent job, minimal criminal history and has experience living in a shared home.

I have watched so many videos on Youtube where people, do direct mail marketing, cold calling, or buy lists online.

This creates an opportunity to refresh/update/renovate these old tired houses into something new and exciting.For fun i enjoy hiking, fishing, and video games.

Modular is not embraced very well in CA but this IMO is an ideal situation for modular. 

We provide before video (what they looked like at the time of acquisition), repair scope, rental quotes, ARV (After repaired) we provide the construction crews that did the work, the scope of work, who the lender and appraiser were that did the appraisal/lending, and the final appraised value.Honestly we have so many people that have done it, it is never ending. 

We choose this particular one because the neighborhood is perfectly set up for it & already had existing STR's in it, the layout & size were ideal & the private pool is not just out your living room door but is actually private as no one is behind us & the sides are walled off which we thought the additional privacy would make it more attractive.
