Having a tenant in place isn't ideal but even if you could make the bare minimum of $5k or something that is still a win, especially if it's your first wholesale deal.

I'm originally from Utah, and I feel that because I'm the most familiar with that area, that purchasing a property there first would be ideal.

It costs a lot and it is mainly customized to the client's needs.

Flipping houses seems ideal since I worked in home improvements for 5 years, including owning a construction company as a general contractor at one point.I never initially invested in a multifamily because, in my area, they are all in bad areas.

Find a good builder (ideally a referral from someone you trust) and have them take you through what they anticipate the costs to build your 4-plex to be.

I'm aiming for a duplex, tri-plex, or four-plex, ideally within the next 6-8 months.

What is your ideal timeframe for this flip? 

The difference I suppose is I write my own small letter batches that are custom-tailored for a few recipients.
