@Art MaydanI was originally pre-approved for about the same amount but ended up closing (TODAY) on a 4 flat (legal 3) in Lincoln Square that hit the FHA loan limit and all because the property had such strong market rent.

Generally I would say you want older Cities which means most will be East of the Mississippi and probably in the northern part of the US.

For example, if your total construction costs (land, soft+hard costs, etc) is $150/sqft and you can sell your house for $200/sqft, then you make $50/sqft regardless of whether you build 1500sqft or 2000sqft.But what I have to assume is that at some point, the payoff is no longer linear and I'll begin to hit diminishing returns.
