I've never bought a home sight unseen as I got way too scared after picking out some "ideal" properties online or through agent recommendations, then driving down to see them (easier for us as only 3 hours away at the time).

I believe people do not understand the role of most real estate commissions.It's to protect the interest of the general public and uphold state license laws.It IS NOT to resolve commission or monetary disputes and that is done by going through the legal courts..They don't care because they do not govern monetary arrangements.If the broker and agent are non-realtors going through the board will not do anything either.How you decide to after them will be based on the amount of money involved here.If it is a small amount a letter from your attorney might make them get scared into paying it rather than going to court.

Then wait til the health department or fire department makes new requirements, building a fence around your trash container, putting up fire exit light and exterior (in the open stairwell) fire extinguishers, and don't forget the replacement of the extinguishers after kids steal them as the must be accessable!

If it is the finance to the long term owner the banks are always a little scared of the price of a property escalating that fast even when repairs can be documented and a distress sale can be documented.

More so to scare him "if in 2 days you do not reliquish keys then the locks will be changed and a lien will be placed against all nonexempt property".
