Consider that if the house isn't secured and made weather-tight ASAP, the condition will continue to deteriorate while you're waiting to buy the house...so factor in the extra cost associated with that.Also, if the tree that fell was a dead tree (or had termites), consider that other trees in the area might be in the same condition and you'll want to clear those out before they cause more damage.

The 2% rule is a rent per month threshold at which a property 'should' (mileage will vary by individual situations) generate positive cash flow before debt service and so weather you are paying cash or not does not affect the result.

Generally if there is severe weather or it's raining etc. some states have laws where they will not evict that day but reschedule.The bottom line is the landlord can still stop the Marshall even when granted an eviction if you work out and arrangement with them.

I always assumed property managers are individual people who take a certain fee.In the UK you can watch out for certain certificate to see how legitimate they are and secure.Not sure about the whole half a month worth of rent etc :/Seems quite harsh.
