That is all I would charge him assuming no other damage or cleaning at the property.

If they're paying on time, keeping the place clean and are overall good tenants, try to work with them as much as you can.

There was a thought to work with the city to get the name of the road and neighborhood changed as we would be cleaning up the area and could help allocate the stigma quicker.
