I decided that it is time for me to take action.I will start with building my buyers list and looking for properties to wholesale.

I am putting a list together for the books I need to read.My credit is not good, I am working on it, but at this point, I would not be able to use a bank so I am looking more at hard money lenders. 

Strangely enough that only deals with your identification list not what you end up purchasing.  

We entertained the idea of immediately listing it on the market without doing updates or just wholesaling the deal to another investor who has the resources to do a complete flip...Have any of you come across a situation like this? 

The listing agent should have had that lined up for you as an option.

If that sampling comes back hot, the house goes on the state list and remains there until it's been cleaned up.

And if he refinances  at a later date and pays off the contract, that sale would not be subject to any taxes  since it was listed for this tax year.
