What are your goals?

You have to consider what you can do to increase NOI because otherwise you're probably paying a high(er) cap rate.Depending on your other holdings and investments, try to ask how it fits into your portfolio, is it a hedge?

I operate as an agent in a relatively expensive area in CT and this is a common question I get a lot from people as they start the process of buying a house hack.My clients who have had the most success have identified areas they felt comfortable living FIRST and then found a property that fit their budget.  

My goal is to spread the word and perhaps even go to the authorities.

I have my sites set on acquiring 100 units by the time I am 40 (8 1/2 years to go and 94 units to go)...I am looking to connect with someone who also has a similar goal of buying and holding on a large scale like me.

In the mean time, we wanted to keep progressing on our real estate goals so we decided to try wholesaling.

Those may be nice houses, but not a good fit for rentals in Houston at those price points.
