So I would pay someone that amount to do it, but it would be more than that in my are if I could even find someone to do it all.On charging tenants for anything except legally defined damages (not wear and tear), that can also be penny wise pound foolish as a legal fees and damages in a small claims could eclipse any savings.It is a good question, and you want to be efficient, but I would focus in keeping the tenant longer term (for fewer turnovers) to save money as that turn around fee, if it encompasses everything, may be reasonable.

Unless they informed you about something dangerous, you didn’t attempt to fix it, and someone got injured due to your (or your property managers) negligence.Find out from your manager or your lawsuit papers) what the exact mentioned repairs were, and if anyone got injured.

So instead of having say 5K per home set aside you may decide on 30K for the whole portfolio.What works for me personally is fewer bank accounts and rely on software to keep it straight.

Also, the more and's you insist on having, the harder it will be for you to find deals that meet your conservative criteria (but the safer those fewer deals will be) ... at some point you won't buy anything, so there is a balance that needs to happen there which is fine so long as it is a conscious act of compromises.
