To me it still “feels” wrong, especially if you’re hiring and scheduling the repair yourself.  

Honestly, though I feel most banks and lenders want to have performing notes and if you look good on paper, then they probably won't give you much kick back if you qualify.I hope this helps and thank you for reading!

The exception will be wholesalers and aggressive off-market deal finding professionals who may use it to automate a tremendous amount of marketing. 

You simply establish such a plan through working with a professional plan provider, CPA, tax attorney, etc.  

Most professional property managers will not manage a home with a warranty in place because we know that it only causes delays and more problems.I agree with Jonathan.
