They want to stay because they think the foreclosure has problems and is not legal, but will NOT get an attorney to file a court case.Sometimes the occupants are renters and they get special treatment and have rights to stay for certain periods of time, check with your state's laws, it changes.

Again here, the deciding factor seems to have been that the home, the essence of the residence, was never demolished/removed, retaining the nature of the sale proceeds as being from the sale of a principal residence.

Hello all ,My wife and I are in the process of making a plan to invest in our 3rd property , we have our primary which we just bought with a conventional loan a couple weeks ago and we have our rental property which we put a tenant in just a few weeks ago also.We plan on using a equity loan from our rental to use as a down payment on #3 , my wife has brought up a solid point as how will the banks loan us a investment loan with debt to income ratio being a factor as if they will or won’t loan us the money.I would like to receive feedback as how others have done it and what strategies they’ve done.

Of course, 3.5% ROI factors in zero appreciation and over the next 5-7 years, I'm hoping for a yearly appreciation of 4% and I hope that's realistic.

In order to accomplish that, we have a blended portfolio of an Oakland duplex that appreciates but doesn't cashflow, a SFH that appreciates (and wouldn't cashflow if we moved), and a low-income apartment complex in South Chicago that cashflows (15-25% cash on cash return if you do or don't factor in the debt service being paid down) that is unlikely to appreciate more than 1% YOY.
