I am looking to add value to an experienced Investor's busy schedule.   

IF you are not experienced with this, you may be better off retaining an architect on an hourly basis to help narrow and document the current conditions and proposed changes.  

This is my first time reviewing a deal and was hoping someone can help me with some of my questions. 1.

I will be asking my lender this question, but curious if many others have experienced this.I'm trying to best determine if this will be a potential roadblock in the refinance stage.Finally, if you suggest I redeem the property, would you say it's easy to do on my own or should I hire an attorney?

In Quebec, there are several tools available for investors to review liens/transactions on a property/transactions (Index des Immeubles) as well as owner and tax information (Role d'Evaluation) .

The properties are zoned to increase density, and best of all the area is affordable and experiencing huge rates of appreciation.

Couldn't an investor screw you over by reviewing the contract for the property, and then going behind your back and purchasing the property without going through you?

Is anyone experienced with that market?

Is there anything you have experienced with that neighborhood that is worth knowing to someone looking to buy there?

Anyone else experiencing this?
