Catch is, tenant has COVID and is quarantining for another week, now with gas off and no heat / stove / dryer / water heater...and I can't find a plumber who will come do the job due to holiday and/or COVID presence.

@Chris Klingemann they look at your last 2 years of employment and some do take in consideration the loss of income due to COVID-19 but even so it will affect your purchase power a bit.

They can list it for sale, but until the probate court issues a license to sell, the most they can do is to accept an offer, pending a license to sell.The problem is that courts can take a lot of time, especially during this COVID mess, where they're probably operating at reduced capacity, if at all.The buyer will have a deadline in their offer for that license to sell.

Referring to your comment on "cashing out a few months later", my lender has said cash out refinances are definitely available but they only cash out at 75% LTV right now due to the uncertainty due to COVID (usually 80%, have seen some at 90%) so keep that in mind, that you will only have something to cash out if you have 25%+ equity in the home either through appreciation or downpayment.I'd recommend calling a few lenders and just telling them your plan and you can hear specifically for you situation if you're a candidate for a loan try big places like loandepot and smaller credit unions as well.
