This isn't a sign of weakness in the market but instead a return to normal. 4 bedrooms do rent better than 3 bedrooms particularly with the college students, even more so if that 3rd bathroom is a jack-and-jill setup.

Particulars:1) 1st SFH rental property cash flows $400 and we have a 2 year lease agreement that ends in 2025. 2) 2nd SFH I currently live in, I would rent out and probably experience a negative cash flow of --$100 cash flow for first year, break even 2nd year, and build little cash flow moving forward.

Just to add mate, the biggest and best turnkey providers even sold for above fair market value.But the market was moving so much that in short time the property was worth more.Looking back, we should have done the same but I didn't believe Toledo would catch up so quickly.Which it did.I laugh now at what prices we sold some properties for.It is what it is...

But not all of them for sure.Not all advisors are built the same… so my point is that people shouldn’t use blanket comments because it deters them even looking for the right ones… or even knowing that they exist.
