As you get more established I know this method is not really feasible and therefore you need to do more generic gifts and so I'm starting to think about things that are more generic yet practical to most people. 

Establishing business credit is a lengthy process. 

Does anyone have any suggestions on how to establish credit safely/efficiently?

If it's a good TK, they'll welcome the visit, and you'll hopefully be establishing a long term relationship.

Financing terms for LLCs, even those with established equity, are typically far more costly than getting financing in your own name.

There are people who do it and make money, but they are established and can take a hit.

Additionally, having a local rental has allowed us to learn some tricky lessons in property management and strengthen that segment of our real estate brokerage before we get established out of state too.

A great buyers agent should still be willing to help you and lend advice in hopes of establishing a relationship moving forward.
