Ex-social worker or not, you are now in the real estate business, and if you don't step up your game and follow the basics, then yes, I'd agree--you should retire.This is not to say that you can't learn from this mistake.

If you are in the game long enough you will run in to issues you could not have imagined. 

I used to find myself playing little games like "well, if I can lower the interest rate by 0.5%, this property would be in the black monthly".

The game never ends it always keeps going.
