If the entity produces passive income such as rentals or interest, then there is no generation of Unrelated Business Taxable Income.If, however, the entity is engaging in a services business or something similar, perhaps hotels, self-storage, adult care, etc., then that produces trade or business income.  

Such entity in the ordinary course of its business must be engaged directly in real estate management or development activities.

Admittedly, my hope is not only to encourage tenant water conservation, but also to encourage engagement with the lawmakers and governing bodies.

Does the scope of your engagement include tax preparation, tax planning, investment advisory services, accounting services, preparing a financial plan and monitoring it periodically, etc? 

I'm currently engaged to be married in February 2024 and while she is 1,000% supportive of investing (being brought along in the journey while I do most of the day to day work), I want to make sure I don't forget to take time for my future marriage.

The rental agent I am about to engage have sent me a W9 from...but I think i may have to fill out a w8ben-e.
