I engaged an eviction attorney and handed over to a PM mostly based on advice from here (many thanks!).

Don't be afraid to engage with the renter about what there visit and group is hoping to do there and if it doesn't seem like a good fit tell them in a nice way and either let them cancel or you cancel. 8.
