TREC highly recommends that the account only be used for security deposits and that it be clearly marked.

Mark,Don't confuse replacement value with appraisal value; two very different things.Appraisal Value - is the cost to buy a similar (size, condition, location) property on the open market.Replacement Value - is the cost to actually build the same property from the ground up and similar finishes (think - hit by a meteor or fully engulfing fire).Good luck on getting the property.Oren

Pro build is probably the biggest, there is so little mark up in lumber that the market drives the pricing and most places are competitive.
