Major improvements to layout, bath, exterior, kitchen gut, floors, wood work, roof, repipe, new electric Lessons learned?

Wood and/or vinyl plank flooring inside property and ceramic tile in wet areas (kitchen and bathrooms).

This is standard practice in my neck of the woods.

The silver lining is that I hope to take this opportunity to remodel the home bringing the floor plan up to date, knocking out a wall, removing the wood paneling, relocating the water heater from a bedroom closet, etc.Here are few questions:I have read that some suggest getting a public insurance adjuster in order to get the most money back for repairs.

When I want to book it for months (instead of days) at a time, I just block it off for "owners' use" and list it in the MLS as a furnished rental.The only damage we've had (knock on wood) is a dent in the dishwasher panel.

The barn & sheds are not as popular & yet when we had chickens the mice would nest in the wood piles around the coop & steal the eggs.

I tell them It's wood stain you morons, but they leave the rolls of carpet & bail so now I have to get rid of the carpet & fight to get a credit. 

It does need quite a bit of work - kitchens need to be redone, bathrooms need to be redone, hardwoods will need to be refinished and I plan to rip out the linoleum, tile, and carpet in any remaining rooms and replace it with LVP, I'd like to take the wood paneling down and then repaint the walls.  

I finally found someone interested however she is worried about her kids allergies with the existing carpet (used upstairs only, downstairs is all wood or tile).

Pools do not contribute to impervious cover but uncovered decks and stairs that have room for drainage through them (a typical wood deck, for example) count 1/2 the sf.
