Hey Shawn, You can  easily "comp" your property just look at similar properties that sold in your subdivision. sqft, number of rooms, number of bathrooms, lot size.

Peyton,Yeah I talk with folks who like to have EVERYTHING squared away before they even put an offer in and then I talk with folks who are reaching out when they have a property already under contract. 

With my equity I could easily get  the down payment for a rental, as well as I qualify for the VA loan, and would like to take advantage of that.I guess my question is should I focus on just one strategy, or should I just do whatever the market throws my way, whether its a rental or a flip.
