It'll cost money, but SO worth the headache.My dad and I partnered on a deal in San Antonio, a 4 bed 3 bath SFR, where he would bring in the capital and I would manage the property and work out the numbers.

Hi Joseph,Thank you for your comment.We need to replace a stove top that has downdraft with a duct that takes up a whole double cabinet - we want to see if we can move the stove top to a place where under the counter space is not as important without tearing it all down.

We are looking at larger 3BD/2BA for opportunities to convert extra rooms/finished basements/garages into extra beds/baths.We noticed if the rent is about 0.5% of the total property value, we will be about breakeven for pure cashflow at the following assumptions using BP's Rental Calculator (e.g., $500k property requires ~$2500 rental income to breakeven): 5% CAPEX, 5% vacancy, 5% repairs/maintenance, and 8% property management (we have something worked out with our property manager)Here are our questions:-Would ~$600/room be a competitive rate?

This is a class C 2 bed in Worcester that has an old lease at $875/month, but would rerent at maybe $1100, with some refinishing planned, I expect $1300-1400 for it once it turns over.Also, any suggestions on when or how to propose this to the tenant?
