However, many comps also lean to $550k and up.The seller did have this listed at 550k as of March, but says he de-listed in frustration after his last offer fell through due to bank financing issues.I have not yet seen the property as of yet, but hope to see it today.based on this limited information so far, does this look like a reasonable deal?

I'm not talking about a small problem- I've had notices from the county that weeds were out of control and given me deadlines to clean them up to avoid fines.

I know there are other expenses such as pest control, yard maintenace, etc that I have not mention.

You will have more control this way. 

Unfortunately, in this case it appears that I cannot provide the documents from the roommate's end :/  This is out of my control.
