@Darian Richardson I recommend forming in Texas because the filing fee is only $300, there are no yearly fees, Texas has Asset Protection laws on par with Nevada, Delaware, and Wyoming.

Transfer tax in most of Delaware county is 1% buyer 1% seller, in places like Philly and Delaware it can be above 2% buyer and 2% seller.
