Some seller's agents will request it before presenting the offer and some sellers may feel reluctant to accepting an offer without a pre-approval.

Each meeting people present deals they are selling, looking for partners, looking for money, etc.  

I am curious to hear some of the pros and cons that experienced investors have had while also being a licensed Realtor...As a new investor, I (of course) have a ton of questions about the business, but one of the few questions that continuously presents itself in my mind pertains to me acquiring my GA Realtor license.

I know times are tough now, so finding good LTC or LTV rates may be tough, but IN GENERAL when presenting a deal/plan to a hard money lender, what are some steps to accomplish this?

My commercial banker is helping me apply to defer the loans, meaning the payments are deferred to the end of the 10 yr balloon note (but still accruing interest).

The other options offered various payment plans that reduced their rent for now (deferred, not abated).

However it seems at the present moment lenders are being more cautious, offering low LTV's and higher rates.
