I cut my teeth on finding land for my builder clients in the Emerald City. 1) As far as your budget of $400k to $500k, I cannot speak into...That is all about who you have doing the building and running the project.

But as most people have stated in this forum, it's better to get a bad tenant out quickly and cut your losses than to delay it.  

I am learning fast that this game can be cut throat.  

Tenants are paying all of the utilities except for water which is $1,920/year and the annually tax on this property is $12,500 which was included in the owners expense.I don't believe I should cut my net amount in half.

Looking for short cuts to avoid the responsibilities will lead to only one conclusion.

You have an edge over all of us office 9-5'ers in that regard.

With that being said, one bath generally doesn't cut it for them.

There is not rent cap so one of the first criteria will be to charge more, which is not going to help the people that the city council says they are trying to help.Originally the mayor talked about a program that would reward landlords who kept there rents at a reasonable rate, I don't know if it would be a cut on property taxes or what since we don't have state taxes but I would have been fine with that but it never came to fruition?!

With you being away in texas you most definitely would have to pay someone to manage the property which will cut into your net operating income by up to 10%.

However, most newbies are not cut out for this game.
