Although sometimes we were brought in early due to trust to help develop budgets.As an estimator, I was always prepared to explain my costs.

So the answer is in enough time for the QI to coordinate some document preparation with the title company or attorney closing your sale.  

Any creative ways to overcome September slump?  

These people seemed to have all the knowledge in the world about real estate, and I was prepared to hear them state they made thousands on their last deal.

If not everyone,  many here  buy and sell ,  many manage ,  but I actually owned them and had to run them and pay for them.. these are not consistent cash flow investments.. you need to be prepared for ups and downs... just do a little reality check..
