Within 2 blocks of our condo 2 storage unit building a have been constructed just to deal with the demand for storage ( both completely rented out and neither have a unit the size of ours which is inside our building).

I'm also confused on the "brick foundation" concept as mobile homes (even those surrendered as real property) are still installed like mobile homes on concrete blocks and not stacks of bricks.To make this deal work you need to look at the total real property income (in this case the four homes as rentals) and not put any additional value in the potential of the four additional homes as I'm sure the city will probably not let you add them unless they are in the original lot count for the park (as evidenced by the Certificate of Zoning).

The cost for the plumbing is more than $200,000 because he has to remove 500 feet of concrete to get to the sewers that are buried up to 7 feet deep.So, rather than leaving the tenants in the building while he is remodeling he evicts every tenant and he is losing about $30,000 every month in rental income.

@Tue Huynh-Nhut Vo The base price I assume of about 150K x house already reflect the premium for Student Housing...2 blocks east and west of the student area prices drop to 80-100K for similarly sized houses and rent drop more then half.Thanks again...and appreciate any new insights...

Thank you for responding we focused on remolding the downstairs bathroom, painting the whole inside of the house, put vinyl flooring in the living room, kitchen and dining room and fixed the backyard by putting 1/4 concrete and the rest turf.
