I am an 18 year old college student and getting started in real estate.

Yet it was enough to trigger an obsessive interest in real estate investment, something I studied in college but never practiced. 

I'm sure rain decreases the effectiveness to some degree.  

IE are your kids raised and on their own or are you still feeding them and saving for college or bailing them out of lifes issues..
