The OP most definitely needs to get clear on his state laws regarding loan collection and late fees which are not similar to rent collection and late fees.

Lastly, there is one big decision to make: allow them to sublease, and they will collect rent and manage the other side (can be fraught with problems), or don't allow them to sublease and you still have to manage the other tenants until they execute on their first right of purchase.

They make a percentage of collected rent, and also do most maintenance and repairs using their own crew, which I am billed for.

The hood property there is a lot of tenant damage, evictions, multiple collections per month to get the full rent in bits and pieces, increased book keeping costs etc.
