BRRRR definitely meets both criteria, however since you aren't local to the US it maybe a small challenge to find that managing the remotely is a pain. 

Having a bunch of expensive appliances sitting in a construction zone for 6 months will pretty much guarantee damage, will be using up time on the warranty while they sit there collecting construction dust, will annoy your contractors who have to move them and work around them, and is just generally a pain.

Doesn't "GC Joe" get a discount from "Plumber Sally" who he gives regular work to all the time (v me a pesky homeowner who is going to be a pain in the butt to deal with all around, or even if I'm a flipper I'll only give her 2 jobs a year)?

(idk how many units makes you official, but 11 sounds good when i say it ;)lol  ) I've had a few hiccups and growing pains as i've transitioned to this new level.

You will undoubtedly have some growing pains and bad tenants.

Any ideas what submarkets to target and I'm in the middle of doing the BRRRR strategy on a 3 unit I have under contract so I know how the motions go with that, can be a pain but it's worth it for sure!!
