The purchase contract should provide that they have authority to enter into the sale and complete the transaction and that they will provide documentation to evidence the same (certificate of good standing, corporate resolutions, etc).

If you buy a TAX DEED it does extinguish everything accept IRS tax liens ( IRS has a redemption period however rarely will they step in)In TAX certificate states.

I can let you know if it's ever been inspected and what to look out for.MA real estate laws say that you can't rent to a family with kids under 7 unless you have a lead certificate on file with the state and the anti-discrimination laws say you can't not rent to a family because they have a kid under 7 (even if it's because you know there's lead paint), so they basically made it so that any rental with more then 1 bedroom has to be deleaded.

Make sure you're not confusing tax Certificates, and the Tax Deed auction, I assume you really do mean Tax Deeds, as the certificates sold a couple of weeks ago.Yes, there can be liens, and property taxes still owed on the property.

I know purchasing this type of home is a different process whereas there is a certificate of title to transfer rather than a standard contract.
