On the front of the house, there is a large picture window that is too low - I'm planning on replacing it with a smaller window, which will allow me to enlarge the kitchen by running cabinets in front of the window.I have a budget of $40,000, and this is a house where I hope I can finally get it done under budget.The numbers are as follows:Purchase: $431,000Renovation: $40,000Other costs: $47,000Anticipated Sale price: $560,000 (I believe it will sell between $530,000 - $600,000)Anticipated profit: $40,000Pictures - Before!

My home received an overhaul, including: new roof, full painting (interior/exterior), all new countertops in kitchen and 2 bathrooms, all new hardware and fixtures (knobs, handles, faucets), brand new cabinet door refacing.

It needs new garage door (slightly damaged), paint, carpet, kitchen cabinets, refrigerator, furnance (stolen), washer and dryer.  

Usually an architect only draws the plans but an interior designer will choose paint colors, tile, cabinet finish, etc.  

.$40,000 for the kitchen (sorry no pictures) which only includes drywall, gutting, plumbing, electrical, labor and cabinets.

Rip out the cabinets and counter tops, and replace.  

Since we DIDNT have construction experience, we started out with almost no rehab work, and have slowly built our sphere of contractors to the point where we were able to recently complete a full remodel complete with removing walls, doors, windows, permitting, adding a new bath, cabinets etc etc.It sounds like you are miles ahead of us with having professional contracting experience that you can rely on. 

Neither our contractor, nor my husband and I when we visited once a year, ever realized they had painted the walls gold, had installed a kitchen backsplash, had basically destroyed the carpeting (covered by a lot of heavy furniture), spray painted the patio, stained the kitchen cabinets, replaced a light fixture, and apparently never cleaned the kitchen, nearly ruining all the new appliances. 

Then, if you want new cabinets, countertops, light fixtures, plumbing fixtures, doors, windows, etc., you'll spend more.
